Please note that all plans are subject to change by DiDan, and we make every effort to make sure all of our plans are consistent with our standard amenities for Abby Lakes. For example, fireplaces are optional on all of our plans regardless of whether a fireplace is shown on the plans provided by the architect. Similarly, we may exclude or alter some roof vents, gas lanterns, shutters, and/or eye-brow windows, or we may change doors shown on plans as wood to metal or fiberglass doors. There may be other modifications to a specific plan and it all depends on the plan, so please feel free to discuss these items with us with respect to any plan you like. Many of our buyers ask us how to get started and how long it will take to build a certain plan, so the following information may be helpful to answer these questions: Timeframe DiDan is completing construction of houses about 90-120 days after slab is poured. The timeframe for getting to the slab varies depending upon whether we are financing the construction or whether the buyer is financing construction. Either way, if a lender is used instead of an all cash sale, an appraisal is required and the bank has to get all the required documentation and set up an Act of Sale for the lot. Then, we have to get permitted for the build and prepare for pouring the slab. Our usual turnaround time for closing on the lot using one of our lenders will be around 2-3 weeks and preparing for the slab pour takes about a week. The other option is for the buyer to set up a "one-time closing" with the buyer's lender where the buyer owns the lot during construction and we are contracted to build the house. The timeframe for getting to the slab under this option is completely up to the buyer's lender's ability to get the lot closing completed. PLEASE NOTE: Under the option of the buyer financing the construction, we will give the buyer a discount of $5000 off of our price for the home since we do not have pay for closing costs or interest on the loan. A buyer saves money under this option since there will one closing instead of two, and we are able to pass that savings to the buyer. Getting Started with Construction For DiDan to get a construction loan to start a house, we need to get three things from a buyer: 1. A Purchase Agreement The Purchase Agreement form must be completed and signed by DiDan and by the buyer. This is the time when the buyer selects any options/upgrades the buyer may want to include with the house from DiDan's Options List. 2. A Deposit The Deposit amount that we require to get started is typically $3000 plus the price of any Options/Upgrades that may be selected by the buyer. 3. A Commitment Letter and/or a Funds Availability Letter Our lenders require us to obtain one or both of these letters to verify that a buyer is able to make the purchase described in the purchase agreement. The Commitment Letter (sometimes called the Pre-Approval letter) is a letter from the bank stating that the buyer has provided sufficient information for the lender to determine that the buyer qualifies for a loan up to a specified amount. Our lenders prefer that these letters contain very few conditions or contingencies but these letters customarily state that the approval is contingent upon Seller being able to provide clear title to the property and that the property appraises for the purchase price. Frequently, the buyer's loan amount will not be equal to the full amount of the purchase price because most lenders will require the buyer to fund a certain percentage of the purchase price out of pocket. This is where the Funds Availability Letter and the deposit both come into play. The amount of the deposit paid from the buyer to DiDan can be used towards the amount that the buyer's lender requires as a down payment. The Funds Availability Letter is simply a verification from the buyer's financial institution indicating that the buyer has sufficient funds in an account to pay cash to DiDan for any amounts that are not already covered by the Commitment Letter and the Desposit down payment. According to the Daily Comet: "Newly released data showing skyrocketing local home values confirms what some real-estate experts had already speculated: the Houma-Thibodaux economy is healthy enough to sustain a housing boom while home values in other parts of the nation are plummeting.
Among metropolitan areas, Houma-Thibodaux came in second in the nation in terms of increasing home values over the past year, with a 12.15 percent gain. Wenatchee, Wash., with a 13.67 increase, was No. 1, and Grand Junction, Colo., up 12.03 percent, came in third.
The report, released Tuesday by the Office of Federal Housing Enterprise Oversight, also says that local housing prices posted the nation’s biggest jump in the last quarter of 2007.

Abby Lakes is taking part in this boom and we cannot thank our first wave of buyers enough. The main entrance for Abby Lakes is on Abby Road with landscaping and distinguishing signage. An alternate entrance is available on Forty Arpent Road including secondary signage and landscaping. If you have not seen the landscaping yet, take a trip out to the subdivision because it is beautiful. Make sure you take another trip to visit at night because it is even more impressive at night with the landscape lighting. Although the subdivision has two entrances, the streets in the subdivision have been designed to discourage cut-through traffic. Abby Lakes has two separate lakes with 53 lake lots. All streets in the subdivision are curb-and-gutter style streets instead of open ditches, and the utilities are underground. Abby Lakes is a very distinct subdivision in the Thibodaux area. Subdivision Restrictions are applicable to all lots in the subdivision (See Abby Lakes Restrictions for Details). The purpose of adding these restrictions is the creation of a high quality residential community having a uniform plan of development and the preservation of property values and amenities in the community. These restrictions are also intended to control and prevent improper use of lots which could otherwise depreciate the value of surrounding property. The restrictions set forth a minimum living area square footage of the homes at 1400 square feet but there is no maximum. The lot sizes will allow single story or first floor square footages in the 1700’s or 1800’s, depending on the lot. Of course, two-story homes could be much larger. All yards that face a street in the subdivision are required to be sodded by the homeowners, and landscaping is required on all houses. The fronts of each house will be either brick or stucco or a combination of both. All house plans must be approved by an Architectural Control Committee prior to construction on a lot, and the exterior paint colors will be limited to a subdued color group that is aesthetically harmonious such as neutral colors or earth tones. All mailboxes will be of a single design. There are additional restrictions which provide guidelines on other aspects of the property such as: the size and location of fences; parking cars/equipment trailers/boats on the property or on the streets, placing basketball goals on the property, the construction of storage sheds, the presence of trash on the property, the types of playground equipment that are permitted, the location of satellite dishes, signage that is permitted on the lots, the use of the lakes, etc. We are excited to be a part of the growth of the Thibodaux area, which we expected to be ready for a subdivision of this quality and size even before the housing demand in all of Louisiana increased after Hurricane Katrina and Hurricane Rita. Even without the hurricane's effect on the housing market in Louisiana, the Thibodaux area and the Houma area have experienced significant growth in the past decade, and this strong growth is projected to continue.
